Texas does not issue licenses for general contracting and roofing. However, some cities we work in have licensing or registration and we must be bonded. In those cities, like San Antonio and Lakeway, Peak Storm Services, LLC is registered/licensed, insured and performance bonded. How much does it cost for a metal roof?
Prices for a metal roof vary widely depending on a number of factors such as the specific type of metal roofing being used, the height of the building, the slope of the roof, the square footage the roof needs to cover and the complexity of the roof itself.

As a rule of thumb, you can expect a standing seam metal roof to be roughly 2.5-3.5 times as much as 30 year asphalt shingles. An R-Panel roof may be competitively priced as a 30 year asphalt shingle, but is generally not a recommended application for residential properties. Stone coated steel is similarly priced to that of standing seam.

There are a lot of things to consider when changing to a metal roof. With many years of experience with standing seam, R-Panel, U-Panel and stone coated steel roofing, we can help you make the right decision.

Can a metal roof be installed over shingles?
Yes, metal roofing can usually be installed directly on top of shingles without having to remove them. This of course depends on allowances by your local building code and the condition of shingles…and the reason you’d want to do it. However, we are unlikely to do that type of installation. For a few dollars more, you can have the shingles removed and do a first class, proper installation directly over underlayment and decking. Because shingles under metal can cause condensation issues, attachment issues and an inconsistent surface, we don’t recommend it and wouldn’t warranty that type of installation.

You can install various metal roofing over furring strips, steel purlins and directly to plywood decking. We do not recommend installing metal roofing on your own unless you are experienced.

What is a standing seam metal roof?
Standing seam metal roofing features a fastener-based metal panel system with repeating standing legs and a broad flat plane between these legs (also referred to as “seams”) are bent over one another creating a roof system with no exposed fasteners, or no screws and no surface levels screw holes. A standing seam roof is a top of the line product in metal roofing and is one of the most durable, long lasting, wind resistant, hail resistant and leak resistant roof systems on the market.

What are common metal commercial roof types?
Metal roofing affords customers choice in a wide variety of specific material types. Metal roofs are typically strong and durable…they’re meant to last a very long time.

A “metal roof” can be made from metal tile sheets, corrugated or galvanized steel, aggregates (zinc, aluminum, silicon-coated steel), copper, tin, lead, aluminum, stainless steel and stone-coated steel.

What are common non-metal commercial roof types?
Commercial buildings can be equipped with many different kinds of roofing material. In situations where the roof will be not made of metal, typically these are the materials that are used:

Modified Bitumen Roofing
Built-Up Roofing (BUR)
EPDM
Thermoplastic polyolefin Roof Membrane (TPO)
PVC

What is the best flat roof to get?
It depends on the application and local building codes. In some cities they now require a certain level of insulation, or R-Value and heat/light reflectivity. In those cases you might want to go with a TPO or PVC roof over insulated board, or ISO board it’s called. If your roof system has a lot of equipment on it and receives a lot of foot traffic, you may want to consider installing walk paths or going with a modified bitumen system which is a bit more puncture resistant than a lighter weight TPO. If you have kitchen vent hoods and oily exhaust leaking onto the roof system you may want to consider PVC which is not degraded by oils.

Built up roofing is quickly going away as a frequently used system as it requires a hot tar kettle, buckets and pouring tar on to the roof and rolling layers of membranes out over and over again. It smells bad, it’s very messy and although it can be a very good system, the installation side effects make it mostly undesirable. Plus its difficult to insulate and has no reflectively.

What is an NDL warranty?

NDL is an acronym for No Dollar Limit. It’s a type of warranty offered by a roofing material manufacturer that essentially protects the owner of the property against roof leaks or other issues related to the roof system for a variety of reason, most importantly those problems that may be the fault of the installer/contractor. For example, if you get a TPO roof system installed and you receive a labor warranty from the contractor, that warranty is only good if the contractor is honorable, and solvent. If he goes out of business, which many do, your warranty is dead. However, if you get an NDL warranty, the manufacturer of the material will inspect the installation to be sure it meets their stringent requirements, and if so they will warranty the roof even if the contractor disappears. Now most manufacturers will offer a material warranty that guarantees the material from being free of defects for so many years, usually 15-20, but they do not guarantee the workmanship. This is where an NDL warranty can be a good investment. It does cost more as it’s essentially an insurance policy and the installation criteria and component criteria to qualify is usually more expensive.

Is it better to get asphalt shingles or a metal roof?

This also depends on what type of metal roof you are considering and what is the application. For residential use I would not recommend going with roof systems that have exposed fasteners/screws, like R-panel or U-panel. The metal may last a bit longer than shingles, but the screws and the rubber washers won’t. You’ll will need to replaced them after 10-15 years or so, and if you don’t they may start to leak. They also don’t seat as well when screwing into wood. Asphalt shingles installed properly have very few exposed fasteners/nails and will generally last the lift of the roof without having to replace them. Any exposed fastener system is going to be a weak point.

A standing seam metal roof or stone coated steel is going to be far superior to shingles or R-Panel type systems, but they will also be a lot more expensive. A standing seam system will have no exposed fasteners, will be a 24 gauge metal that is custom cut and formed generally, and will be a system that will likely last nearly a lifetime if properly maintained and drains properly.

Stone coated steel panels or shingle panels are formed metal that looks a lot like a wood shingle with tiny granulation adhered to the top of the panels. These roofs can look a lot like wood shakes or clay or concrete tiles. These roofs have no exposed fasteners and are very durable and long lasting like standing seam. They have a very different look and are priced comparatively to standing seam, at the top of the range for metal roofing.

Do you recommend a 20 or 30 year asphalt shingle when replacing a roof?

There is a price difference and durability difference between the two. A 20 year shingle is lighter and will have a much lower wind tolerance than most 30 year shingles that are heavier and more rigid. 30 year shingles are laminated, meaning two layers adhered together which gives it strength and weight. Depending on the brand and specific qualities a 30 year type shingle is generally $18-25 per square foot more expensive than common 20 year shingles. If you can afford to spend a bit more on the shingle, I’d recommend it. It’s a small amount compared to the total cost of the roof system and it’s so much better. because you have to pay for underlayment, nails and labor which are going to be the same price either way, it often makes sense to spend more on the shingle and get a better roof.

What’s the best underlayment for a roof?

Once again, this depends on the roof system. For years the common product used for most asphalt shingles, wood shakes, metal roofs and many other pitched roof coverings, was asphalt impregnated felt paper. It served well enough, as the top covering usually did all the work and the felt paper was just a second layer of protection and was rarely needed. However, when high winds rip off shingles, a second paper layer is usually not going to hold up either as it tears easily. For most of our jobs we recommend and install the newer synthetic products. They roll out like the old felt paper products and are attached with nails with plastic caps to hold the material down; the difference between these two is its nearly impossible to tear this material, and you certainly can’t do it with your hands, like you easily can with felt paper. It also has a much longer exposed time before it deteriorates, so if you are a victim of a hurricane or a contractor who abandons your job mid roof, you will have a very durable layer of protection against the elements. These products are in no way equivalent or as protective as a finished roof, but they are great protection when needed as back up.

What if I’m not sure I have storm damage?
If you aren’t sure you if you have damage, or even if you’re fairly sure you don’t, it’s still always a good idea to have it checked out. Typically in situations like these, business owners will think they dodged a bullet, only to end up with 10x or 100x the cost down the road.

What is a “retro” roof system?

A retrofit roof system is basically a new roof system or roof covering that fits over the old existing roof. For example, there are retro-metal roof panels that are designed to fit nicely over old panels. The benefit of this type of roof is that we don’t have to take off the old roof exposing the property to the open world and risk a pop up thunder storm, or debris falling down into the building. Many buildings that have active tenants or occupants inside do not want to be disturbed when a roof comes off, and oftentimes roof removal will drop all kinds of dirt, dust, insulation, screws, tools, etc. into the interior. It’s also more risky to remove roof panels in case it rains. With a retro system we can go right over the old and those inside barely know we are there. Another major benefit is it’s less expensive. Removing and disposing of the old roof is more costly with the added labor and cost to transport to recycling or a dump.
